WHY VDC COORDINATION?

MEP has long benefited from pre construction "coordination" of trade shop drawing submissions.  Errors, or rather Clashes, are progressively more expensive if allowed to pass through the process to the field.  The traditional process used 2D "light boarding" or composite drawings.  Now these processes are being accelerated by utilizing BIM processes.

Taking what we already discussed about BIM processes:

  • Parametric models (databases)
  • Early and often collaboration
  • Centralized data management
  • Automated processes

Real life efficiencies are realized.  RFI processes are streamlined.  Sequencing is pre-tested.  Variable costing analysis is possible.  Accurate as-built and as-removed records can be estimated and tracked (Viable costing and as-built and as-removed particularly valuable in LEED Certification). 

There are many stats regarding ROI of investments made in VDC.  Ranges from two to five times return on dollars invested are commonly cited. 

Here is the common acronyms referenced when referring to the processes inside VDC:

  • 3D - Geometry digitally tested for clashes between structural, architectural, mechanical, plumbing, electrical and fire
  • 4D - Animation or Sequencing of construction events (clashes between trades or equipment)
  • 5D - Interfacing accounting with the model for estimating purposes

The workhorse of this process is Navisworks Manage and the supporting parametric database models.
